Tax Deferred Exchange Company

Capital 1031 Exchange Company services taxpayers, realtors, attorneys, accountants, and financial planners in structuring and implementing tax free exchanges. The company services clients coast to coast, and handles various types of exchanges, including reverse exchanges and build to suit exchanges.

Capital 1031 Exchange Company, LLC was founded by Steven D. Rothberg, Esquire in 2003. Mr. Rothberg has been licensed to practice real estate since 1990, and has been acting as a Qualified Intermediary in the 1031 Exchange Industry since 1993. Mr. Rothberg is a national lecturer on 1031 Exchanges and has been before various Bar Associations, Realtor Associations, Accounting Societies and Investor Associations. While acting as Regional Counsel for a national 1031 Exchange Company, Mr. Rothberg realized that their business model, while profitable, did not effectively service the customer. He decided to establish a company that would service the real estate professional and their clients.

Capital 1031 was established with certain goals in mind:
  1. Be the highest quality 1031 Exchange Intermediary in the Industry by having all exchanges administered by attorneys who have been trained in all aspects of the 1031 exchange process. No other company in the industry has been built on this framework. When clients contact Capital 1031, they get to speak with an expert, not a customer service representative.
  2. Make sure that the Taxpayer is well educated about the 1031 Exchange Process. Capital 1031 spends a great deal of time understanding the background behind each Taxpayer's exchange, and working with the Taxpayer's accountant and attorney to ensure that the exchange is compliant.
  3. Be proactive throughout the real estate transaction. Our attorneys have a strict set of compliance guidelines to follow in each exchange. With so many parties involved in the closing process, it is important to ensure that the realtors, and lawyers, and title company are aware of the added elements that a 1031 exchange will add to the real estate transaction. Capital 1031 does not rely on the Taxpayer to make sure that the parties to the real estate transaction comply with IRS Code Section 1031. Unlike our competitors, we take an active part in the process.
  4. Provide the Expertise in all types of Exchanges. Many Qualified Intermediaries are simply internet marketing companies. They advertise incredibly low fees, hide the real fees that they are collecting, and provide a low level of service and expertise to the Taxpayer. In the end, the Taxpayer ends up paying more than advertised, and they get very little service or support. Capital 1031 has built its business by providing great service and expertise to real estate brokers, accountants, attorney, and their clients. Almost all of our business comes from referrals. Our company handles all types of exchanges, and is frequently referred customers by other exchange companies that lack the expertise to do a reverse, build to suit, or multiple property exchange.
Capital 1031 has handled exchanges in excess of 10 million dollars, and has handled exchanges for large law firms like Blank Rome Comisky and Mcauley, Ropes and Gray, and Pepper Hamilton and Sheetz. Our corporate relationships include WAWA, MAACO, and BURGER KING. Our exchange funds are held in subrogated escrow accounts with Commerce Bank, N.A., and all of our exchanges are backed by fidelity bonding with Chubb Insurance, and errors and omissions insurance with St. Paul Insurance.
